New construction 900-sf detached ADU in the rear yard of a Lang Ranch home. Two bedrooms, one bath, full kitchen, in-unit laundry, separate 100-amp electrical panel, dedicated gas meter. CVUSD school fee included ($2,880). HOA design review completed in 5 weeks.

Scope: Kitchen gut + wall removal to open to great room, new custom cabinets, layout open

Opened the kitchen to the adjoining great room by removing a load-bearing wall, engineered a structural beam, and reconfigured the kitchen layout around a new 10-foot waterfall island. Custom painted cabinets, Calacatta quartz counters, Wolf range, Sub-Zero refrigeration.

Scope: Master bath gut, walk-in tile shower, freestanding tub, double vanity, heated floors

Full master bath renovation in a Sherwood estate home. Removed old shower-tub combo, built walk-in tile shower with linear drain and bench seating, added freestanding soaking tub, custom double vanity with quartz top, heated tile floors, and a makeup vanity zone with dedicated lighting.

Scope: Garage to 450 sf studio ADU conversion, new bath, kitchenette, separate entrance

Converted an existing 2-car attached garage into a 450-sf studio ADU. New bathroom with walk-in shower, full kitchenette, separate entrance from the side yard, its own 60-amp subpanel. No CVUSD fee required (under 500 sf, SB 543 exempt).
