10% deposit, scheduled start date, milestone calendar. Permit and HOA review starts immediately.
We submit to your HOA board with renderings, material specs, and color palettes. Handle any requested revisions. Some boards meet monthly so timing matters.
City of Thousand Oaks plan submission. For ADUs and additions, we coordinate CVUSD school developer fee payment ($3.20/sf). Long-lead materials ordered.
Dust-seal, protect paths to the work zone, remove existing materials, haul debris same day.
Plumbing, electrical, HVAC, structural if applicable. All trades coordinated by our in-house lead.
Structural framing, roof system, windows, exterior finishes. HOA-approved materials only.
Interior finishes start going in — drywall, paint, flooring, trim.
Cabinets first, countertops templated once cabinets set. 10–14 business days for fabrication.
Tile work, appliances, plumbing fixtures, lighting, hardware.
City of Thousand Oaks final inspections — plumbing, electrical, mechanical, building. HOA final sign-off if required.
Final walkthrough, punch list resolution, warranty documents, handover. You own the finished project.
